What is the price of flat in Dubai’s Burj Khalifa? Is it costlier than flats in Gurgaon or Noida?

The Burj Khalifa, the tallest building in the world, is a marvel of modern engineering, standing at a staggering height of 2,716.5 feet (828 meters)—three times taller than the Eiffel Tower. It features 163 floors, 58 elevators, 2,957 parking spaces, 304 hotel rooms, 37 office floors, and 900 luxurious apartments.

The iconic structure houses the Armani Hotel Dubai on levels 8, 38, and 39, with Armani Residences comprising stunning one- and two-bedroom apartments on levels 9 to 16. From levels 45 to 108, ultra-luxurious private apartments with one to four bedrooms are available.

Cost of living in the Burj Khalifa

According to a Dubai-based housing website, the cost of apartments in the Burj Khalifa is:

  • 1 BHK: AED 1,600,000 (Rs. 3.73 crore)
  • 2 BHK: AED 2,500,000 (Rs. 5.83 crore)
  • 3 BHK: AED 6,000,000 (Rs. 14 crore)

Additionally, the largest penthouse in the Burj Khalifa, spanning 21,000 square feet, is priced at AED 102,000,000 (Rs. 2 billion). These homes are equipped with some of the finest international amenities, making them a dream destination for luxury seekers.

Gurugram’s record-breaking luxury project

Surprisingly, a new luxury project in Gurugram, India, will surpass even the prices of apartments in the Burj Khalifa. DLF, one of India’s largest real estate developers, is set to launch its super-luxury project, DLF The Dahlias, on Golf Course Road, Gurugram.

This project will span 17 acres and feature 29 towers housing 400 ultra-luxurious residences. The starting price for these residences is Rs. 80,000 per square foot, with the average price of an apartment estimated at around Rs. 100 crore.

Abhinav Kukreja, a self-described “recovering founder,” recently posted on social media, sharing pictures of  The Dahlias. The development features amenities like a private theater, games room, ice bath area, and spa. According to his tweet, the smallest apartment in this project spans 9,500 square feet and is priced at approximately Rs 80,000 per square foot.

Kukreja pointed out the staggering cost, remarking that the cheapest home in this building would be priced at around Rs 75 crore (USD 9 million). The project, located on Golf Course Road in Gurgaon, has sparked considerable conversation online, with its vast unit sizes becoming a major talking point.

This is a testament to the growing demand for premium real estate in India and its booming luxury housing market.

Buying home in Noida to costs more

The government is planning to increase circle rates in Noida, Uttar Pradesh, by 25-30% for residential areas and 10-15% for other sectors. Circle rates are the minimum property values used to calculate stamp duty and registration fees. The proposal, prepared by the stamp and registration department, will soon be shared for public feedback.

Shashi Bhanu Mishra, assistant inspector-general of registration, explained that the circle rates have not been updated since 2019, despite a significant rise in property prices in Noida and Greater Noida. As a result, stamp duty collection, which depends on these rates, has fallen behind. Revising the rates would help bridge this gap. If the proposal goes through, homebuyers in the region could face a 3% increase in property costs.
