Shocking images show the mangled wreckage of the crane’s arm as workers quickly retreated from the site.
Eyewitnesses reported hearing a loud crack sound before the crane came crashing down.
Site staff were seen looking on as emergency crews arrived.
Fire crews responded to the scene as reports of the serious incident came in.
Major incident units and command posts are believed to have been deployed to the scene.
It is not known if anyone was injured in the collapse.
One local who witnessed the collapse called emergency services as soon as it happened.
He told The Scottish Sun: “I was on Leith Walk when I heard this crack. I looked up and saw the entire arm of the crane come crashing down on the building.
“The crane came down and it caused part of the roof to cave in.
“There must have been at least 100 workers in there.
“There are all sorts of emergency services here, all of Leith Walk has been closed down.
“This is one of the worst things I’ve seen.”
Nearby roads have been shut down as emergency crews shut down the scene.
The Scottish Fire and Rescue Service, Police Scotland, and Scottish Ambulance Service have all been approached for comment.
